Project Planning & Design
- Serve as a single point of contact throughout the design and construction processes
- Define and manage scope
- Coordinate obtaining permits and approvals
- Advise on architect, construction management and consultant(s) selection
- Advise on general conditions and contract requirements
- Develop procedures for change order approval
- Perform cost estimating and value analysis
- Attend meetings on behalf of the owner
- Bid process coordination
Construction
Project Start-Up, Construction & Installation
- Establish and maintain communication procedures
- Schedule and attend progress meetings
- Distribute progress reporting
- Provide recommendations to owner regarding construction matters
- Monitor the overall project budget and schedule
- Facilitate issue resolution
- Assist in evaluating contractor payment applications
- Audit quality assurance and quality control procedures
- Procurement assistance
- Maintain project documentation
Post-Construction
Project Close-Out
- Expedite substantial completion and final inspections
- Monitor correction of punch list items
- Review contractor and vendor submission of all required documents
- Coordinate transfer of property operation to Owner
- Schedule and assist with move-in activities
